Water Management Tactics for a Dry Basement

Water Management to Keep your Basement Dry

I recently watched an episode of “Ask This Old House” that related to water management in order to keep your basement dry.  Here is a link to the episode if you would like to watch it yourself:

In this episode, Mark the Masonry Expert, discussed how the craftsmen from years ago used Water Management Practices to keep basements with stacked stone foundations dry.  I occurred to me that some of these practices can be an integral part to fixing wet basements today as 3 Pros Basement Systems Does with Basement Systems Designed Interior Water Management Systems.

Here are a few key points from this episode of “Ask This Old House” (Side note – Sharing expertise and trade secrets like they do on the show is a cornerstone of what we try to accomplish at 3 Pros Basement Systems with our customers).

1)      Stacked stone foundations are extremely porous, but yet the tactics used by the craftsman of years ago allowed them to create dry basements – Hmmm, Interesting.

2)      One of the keys to good water management is to capture the runoff from the roofs and get it away from the foundation.  Clean your Gutters, maintain your downspouts, provide solid drainage pipes to get the water away from the foundation through “Under Ground” drain lines.  3 Pros Basement Systems can help you with these tasks.

3)      Another key is to have “Proper Pitch” of the ground surrounding the house.  This means maintaining a fall of 1” per 4 feet of horizontal travel.  In the home in the show it also involved the installation of a concrete “Skirt” around the base of the exposed foundation.

4)      The third key point was to assure that plantings around the foundation do not promote “Wicking” of water towards the foundation.  This last point is contrary to what many people consider attractive landscape design in the modern era, and may not be possible.  Back in the good old days, there was very little foundation planting that was included in home design.  Interesting, look through your old family photos and you will see it, people did not plant shrubs and trees that close to the home as we to today.

These measures can, in my opinion, assist in making a complete water management system function better and more reliably.  But, as mentioned in my previous Blog:

The only way to really keep the water out is to use the modern approach of installing a water management system from the inside of the home.
